Strata Plumbing Georges River
Need help with strata plumbing? EKORP services Georges River. Call to discuss the property, the work and current availability.
Where’s the job?
Georges River strata stock spans generations of construction, from Hurstville high-rises running cast-iron risers to new titles coming out of the Riverwood redevelopment, and no two buildings fail the same way. Diagnosis has to start with the building in front of us, not a template.
EKORP covers the LGA's common property pipes, riser stacks, basement carpark drains and defect investigation reports under the NSW Strata Schemes Management Act 2015, with body corporate billing and a plumber on call at every hour.
Every vintage of Georges River strata
The LGA covers just about every era of apartment building: Hurstville high-rise blocks with cast-iron risers, medium-density infill forming around the station precincts, mid-rise stock in Connells Point and Peakhurst, and new strata titles coming out of the Riverwood redevelopment. Each vintage has its own failure points, and knowing the difference is most of the diagnosis.
The practical line between common property and a private lot is often contested. We work through exactly these questions with Georges River strata managers, committees and lot owners every day, from Hurstville to Beverly Hills to Oatley.
Defect reports the committee can act on
Defect investigation work produces a formal report structured for committee review and suitable for insurance purposes, with CCTV footage retained and available on request. When a fault crosses the boundary between common property and a private lot, we document each section separately, repair both portions in a single visit where possible, and invoice the owners corporation and the lot owner separately so the billing never becomes the argument.
Major repairs without major disruption
Significant jobs are planned before they start: water shutdowns scheduled for off-peak hours where the work allows, trenchless relining used to avoid excavating common areas, written resident notice issued through the strata manager, and restoration timeframes stated and held. Any change to scope or timing goes back to the strata manager promptly, so residents are never left guessing.
- Shutdowns timed for off-peak hours
- Trenchless relining over excavation
- Written resident notice in advance
- Restoration timeframes stated and held

Questions
Common questions about strata plumbing.
Here are clear answers to common questions. Call us if you need help with something else.
Who pays for plumbing repairs in a strata scheme?
The owners corporation pays for common property, which includes shared risers, roof and balcony drainage, and any pipe serving more than one lot. A lot owner pays for plumbing and fixtures that sit inside their own lot and serve only that lot. Section 106 of the Strata Schemes Management Act 2015 sets the owners corporation's general duty to maintain and repair common property.
How much does an emergency plumber cost in Sydney?
We inspect the job and confirm the price before work begins. Callout charges are confirmed before booking. The after-hours rate covers arrival and initial assessment, and you receive a fixed quote before any work begins.
Can you do temporary repairs if a permanent fix is not possible on the night?
Yes. If a required part is not available on the van, we'll stabilise the situation, make your home safe and functional, and schedule a return visit for the full repair as quickly as possible. We explain exactly what the temporary measure involves, how long it should hold, and what the follow-up will look like before we leave your property.
How much does backflow testing cost in Sydney?
Backflow testing cost in Sydney is charged per device, not per property, so a site with four devices costs roughly four times a site with one. The test itself takes about 20 to 30 minutes per device. Repairs, replacement parts and a re-test are billed separately if the device fails.
