Strata plumbing starts with a question standalone homes never ask: whose pipe is it? Until that is answered, nobody can fairly be billed. Common property or lot owner: who pays
Under the NSW Strata Schemes Management Act 2015, the owners corporation is responsible for pipes running through common walls, floors and ceilings, plus the main water, sewer and stormwater connections that serve the whole building. Fixtures inside a lot, tapware, toilets, shower fittings, are typically the lot owner's responsibility.
The grey zone is everything crossing the boundary between the two. We inspect those zones, document where the fault sits and give the strata manager a written determination before a single invoice goes out.

Why strata plumbing is its own trade
Multi-storey buildings behave differently. Pressure varies floor to floor, dozens of kitchens and bathrooms share the same lines, and a fault in one place shows up as a symptom three units away. Common property pipes run through wall cavities and floor voids, so we survey with CCTV cameras to keep access work, and damage to the building fabric, to a minimum.

High-pressure jetting clears main stacks, basement drains and carpark channels without damaging the pipe. Cracked or root-affected common lines get a cured-in-place liner, a new pipe wall formed inside the old one, with no excavation of gardens or common areas in most cases. Failed sections are replaced on a sequence agreed with the strata manager so interruptions stay short, and leak-prone junctions between risers, branch lines and lot connections are rebuilt with fittings rated for the application.

Reactive repairs in a strata building are expensive and land on everyone at once. We run scheduled inspections with reports formatted for committee meetings, photos, condition ratings and costed recommendations included, plus periodic jetting of main drain lines on a cycle suited to the building's age and occupancy, pressure checks at the main and floor breaks, and compliance verification against current NSW codes. Fixed-price annual agreements take the guesswork out of the budget.

What counts as common property in a NSW strata building?
Common property is generally anything not shown as part of a lot on the registered strata plan. NSW Government guidance lists plumbing in boundary walls and under the floor as common property, while internal fixtures such as baths, toilets and sinks are the lot owner's responsibility. A common property memorandum under section 107 can set a different split for specific items.
Who is responsible for backflow testing in a strata building?
The containment device sits on the property's connection to the Sydney Water main, which is almost always common property, so the owners corporation is normally responsible for testing it. Individual lot owners are not usually billed directly. Check the strata plan and the Common Property Memorandum if the boundary is disputed.
What counts as a plumbing emergency?
Any fault that is actively damaging your property or creating a safety risk qualifies. This includes burst or cracked pipes, major water leaks, sewage backing up into the home, a gas leak, a completely failed hot water system, and severe drain blockages where water cannot drain at all.
