Do I need a building permit for bathroom renovation plumbing in NSW?

Most residential bathroom renovations in NSW do not need a development application or construction certificate, provided the work is internal and does not affect the building footprint or a load-bearing wall. The plumbing within the renovation still needs a licensed plumber and a certificate of compliance. Strata properties also require written approval from the owners corporation before starting. Check with your council or a licensed certifier if you are unsure.

How long does a bathroom renovation typically take in total?

A single bathroom gut-and-redo in southern Sydney usually takes two to four weeks from demolition to completion. Rough-in plumbing: one to two days. Waterproofing cure time: two to three days. Tiling: two to four days. Fit-off, electrical, and painting fill the final week. Tile delivery and trades availability are the most common causes of overrun. Build at least a week's buffer into your target finish date.

What is included in a bathroom plumbing compliance certificate?

Requirements can vary by property and authority. We will help you confirm what applies before work begins. It records the licence number, address, work completed, and date. You should receive a physical or electronic copy on completion. Keep it with your property documents as evidence the work was done legally and to the required standard.

Is bathroom renovation plumbing tax deductible in NSW?

For owner-occupied homes, generally no. For investment properties it is more complicated: capital improvements (moving fixtures, replacing all pipework) are usually added to the property's cost base rather than claimed immediately, while repairs to existing assets may be deductible in the year incurred. Talk to a registered tax agent before assuming any portion qualifies.

Can I install a gas cooktop myself in NSW?

No. Under NSW law, carrying out gas installation work without a current gasfitting licence is an offence. This applies to homeowners as well as unlicensed tradespeople. The prohibition covers connecting the appliance, replacing the flexible hose, and adjusting the regulator. The one thing a homeowner can legally do is light the appliance after a licensed gasfitter has connected it and issued the compliance certificate.
