Property Management Plumbing Sydney
Need help with property management plumbing? EKORP services Sydney's south. Call to discuss the property, the work and current availability.
Where’s the job?
Property management plumbing in Sydney lives or dies on the handoff. You send the work order, and everything after that, the tenant access, the repair, the photos, the invoice a landlord will approve, should happen without another call to your office.
That is how EKORP is set up. Emergency arrival times depend on location, traffic and plumber availability. We will give you an estimated arrival window when you call.
What we handle at managed rentals
The reactive list is what you would expect from a rental portfolio: burst and leaking pipes, blocked drains and sewage, hot water failures, dripping taps and running toilets. We prioritise the faults that breach tenant rights, no hot water above all, and stock parts for the major brands on the van so most jobs close in one visit.
Every job ends the same way: a written report with photos covering what the fault was, what we did and what was replaced. If the fault turns out to be the tenant's doing, the report documents it clearly enough to support a bond claim or reimbursement request.
- Burst and leaking pipes
- Blocked drains and sewage
- Hot water repairs, major-brand parts on the van
- Tap and fixture repairs
- Toilet repairs and replacements
From work order to landlord-ready invoice
Email or call with the address, tenant contact and access notes. We confirm receipt, book directly with the tenant and send you the appointment time. If the scope changes on site, we call you before doing anything that needs landlord sign-off, quote the extra on the spot, and wait for the go-ahead. No surprise invoices.
Once the job is done you get the full report, plus an invoice that splits labour, parts and any after-hours charges. Everything goes to your office by email, and we can format reports and invoices to match your agency's reporting process.
Compliance for NSW rental properties
NSW landlords can only recover water usage charges when the property is separately metered and its fixtures meet water efficiency standards. We inspect, swap out what fails, usually aerators, shower heads or flush mechanisms, and issue the certificate. Pre-tenancy and end-of-lease inspections run the same way: checked, photographed, documented, so the condition report has evidence behind it.

Body corporate and strata plumbing
Strata work goes well past the individual lot: shared hot water systems, common area drainage, balcony and roof outlets, water meter compliance. We know where the common property boundary sits, help work out which side of it a fault falls on before we quote, and time work on shared systems for low-demand periods so disruption stays down.
After-hours tenant emergencies, 24/7
After hours, the tenant calls us directly so you are not the go-between at 11pm. Emergency arrival times depend on location, traffic and plumber availability. We will give you an estimated arrival window when you call. You get a summary once we have attended, and the full report and invoice by the next business morning. After-hours rates are confirmed before anyone rolls out.

Call us to explain what is happening. We will confirm availability and any callout charge before booking.

Questions
Common questions about property management plumbing.
Here are clear answers to common questions. Call us if you need help with something else.
Can EKORP Plumbing help with strata plumbing maintenance?
Yes. EKORP Plumbing works regularly with strata managers across St George and Sutherland Shire, handling common-property repairs, after-hours emergencies and scheduled preventative maintenance. We coordinate with body corporate and provide detailed invoicing that meets strata reporting requirements.
Who pays for plumbing repairs in a strata scheme?
The owners corporation pays for common property, which includes shared risers, roof and balcony drainage, and any pipe serving more than one lot. A lot owner pays for plumbing and fixtures that sit inside their own lot and serve only that lot. Section 106 of the Strata Schemes Management Act 2015 sets the owners corporation's general duty to maintain and repair common property.
What counts as a plumbing emergency?
Any fault that is actively damaging your property or creating a safety risk qualifies. This includes burst or cracked pipes, major water leaks, sewage backing up into the home, a gas leak, a completely failed hot water system, and severe drain blockages where water cannot drain at all. If you are unsure whether your situation can wait until business hours, call us and describe what you are seeing. We will give you an honest assessment.
Do you charge more on weekends and public holidays?
After-hours rates do apply. We inspect the job and confirm the price before work begins. We quote the applicable rate before dispatching, so you know what you are agreeing to before we send anyone. There is no separate callout fee on top of this.
What is your callout fee?
Callout charges are confirmed before booking. You only pay for the job itself, quoted upfront before any work starts. After-hours rates for nights, weekends and public holidays are declared on the call and applied consistently. No hidden charges.
