Property management plumbing in Georges River means covering one of Sydney's largest rental stocks, concentrated around Hurstville and Kogarah and spreading south through Mortdale, Oatley and Peakhurst to the river.

Emergency arrival times depend on location, traffic and plumber availability. We will give you an estimated arrival window when you call.

One of Sydney's biggest rental books

The LGA's rental stock splits into two very different jobs. The strata precincts growing around Hurstville station and through Kogarah bring shared hot water, common area drainage and balcony waterproofing, all sitting outside the individual lot. The older houses in Oatley and Peakhurst bring the classic faults of ageing pipework, and blocked drains top the tenant callout list in Hurstville and Kogarah.

We handle both through the same process: work order in, tenant coordinated, job done, written report with photos back to your office.

Strata work around Hurstville station

Shared systems need a plumber who knows where the common property boundary sits. We help work out whether a fault is lot owner responsibility or common property before we quote, clear common drainage with CCTV where the cause is unclear, and report to the committee in writing. Water meter compliance is covered too: fittings inspected, certified and documented so landlords can recover water charges correctly.

Compliance across the LGA

Georges River rentals must meet NSW plumbing standards, and we keep the paper trail current: backflow prevention, water efficiency certification, smoke alarm and water meter compliance, and pre-tenancy inspections, all signed under NSW Plumbing Lic 322223C and formatted to hold up with NSW Fair Trading. Licensed gas fitters handle appliance connections, pilot light faults and gas leak repairs, with documentation for the property file after every job.

  • Water efficiency certification
  • Smoke alarm and water meter compliance
  • Gas work by licensed gas fitters

Coverage across the Georges River LGA

We cover postcodes 2207 to 2223, both halves of the LGA: Hurstville, Allawah, Carlton, Kogarah, Penshurst and Beverly Hills in the north; Mortdale, Oatley, Lugarno, Peakhurst, Blakehurst and Connells Point in the south, plus Hurstville Grove, Kyle Bay and Carss Park. If your suburb is not listed, call 02 8667 5354 and we will confirm coverage on the spot.

EKORP stepped in immediately with no fuss. Within less than an hour, they’d contacted my real estate agent and had a plumber (Nick) show up at my door. What could have been very stressful was made smooth and easy.

Questions

Common questions about property management plumbing.

Here are clear answers to common questions. Call us if you need help with something else.

Who pays when a water leak crosses between two units?

It depends on where the leak starts. If it starts in a pipe serving only the lot above, that owner is generally responsible for the damage it causes below. If it starts in a shared stack or a common property pipe, the owners corporation is responsible. A plumber needs to trace the source before responsibility can be worked out, because the damage rarely sits directly under the failed pipe.

What counts as common property in a NSW strata building?

Common property is generally anything not shown as part of a lot on the registered strata plan. NSW Government guidance lists plumbing in boundary walls and under the floor as common property, while internal fixtures such as baths, toilets and sinks are the lot owner's responsibility. A common property memorandum under section 107 can set a different split for specific items.

Are you available 24/7?

Yes. EKORP Plumbing operates 24 hours a day, 7 days a week, including weekends and public holidays. After-hours rates apply for nights, weekends and public holidays, and the rate is confirmed by phone before we dispatch. Call 02 8667 5354 any time.

How much does a plumber cost in Sydney?

We inspect the job and confirm the price before work begins. Callout charges are confirmed before booking. Call 02 8667 5354.

How much does it cost to fix a toilet leaking at the base in Sydney?

We inspect the job and confirm the price before work begins. Subfloor repairs, if moisture damage has already set in, are a separate building cost that can run from a few hundred dollars into the thousands depending on how far the damage has spread.
